New Homes
Practical new home design, from the first ideas through to working drawings.
Lucas Building Design provides residential building design for new homes across the Gold Coast and Tweed Coast.
The focus is on creating homes that are practical, considered and suited to the way you want to live — while keeping the design and documentation process clear and straightforward.
New home design
Starting with your site, brief and ideas, I develop a design that responds to the property, orientation, planning requirements and the way your household will use the home.
This can include:
Floor plan development and spatial planning
Building form and external appearance
Site orientation and outdoor living
Window and door locations
Kitchen, bathroom and living layouts
Preliminary material and finish selections
Coordination with planning and other consultants where required
The aim is to resolve the important design decisions early, before moving into detailed documentation.
Designed for the site
Every site brings its own opportunities and constraints.
Orientation, slope, access, neighbouring properties, setbacks, planning controls and the way the home connects with outdoor areas can all influence the design.
Rather than starting with a generic plan, the design is developed around the site and the requirements of the people who will live there.
Working with builders
If you already have a builder involved, I’m happy to work with them throughout the design and documentation process.
Builders can provide valuable input around construction methods, detailing and budget, particularly during the early stages of a new home.
If you don’t yet have a builder, that’s fine too. The design and documentation can be developed first, giving you a clear set of drawings to take forward.
Concept design first
New home projects begin with a concept design stage.
This allows us to explore the layout, proportions and overall direction of the home before committing to detailed working drawings.
You’ll have the opportunity to review the design and make changes as it develops, so the major decisions are settled before the project moves into documentation.
Stage 1 — Concept Design
Concept plans are developed to establish the overall design, layout and character of the home.
Once the concept is approved, the project can move into working drawings.
Stage 2 — Working Drawings
The approved concept is developed into a detailed set of architectural drawings suitable for coordination with engineers, certifiers, planners and other consultants, and for use during the approval and construction process.
A straightforward process
The process typically begins with an initial discussion about your site, ideas and project requirements.
From there I can review any available survey information, planning constraints, reference images or sketches and prepare a clear fee proposal for the design work.
Once engaged, the project progresses through concept design and then working drawings, with consultant information incorporated as required.
Fees
New homes vary considerably in size, complexity and level of design input, so each project is quoted individually after reviewing the site and brief.
Gold Coast & Tweed Coast
Lucas Building Design works on residential projects throughout the Gold Coast, southern Gold Coast and Tweed Coast.
Whether you're planning a compact family home or a larger new residence, the approach is the same — practical design, clear documentation and a straightforward process from concept through to working drawings.
