Residential Drafting & Building Plans
Practical residential plans, designed to get the project moving.
Lucas Building Design provides residential building design, drafting and working drawings for homeowners and builders across the Gold Coast and Tweed Coast.
Whether you're planning an extension, renovation, carport, deck or a new home, the aim is to keep the process straightforward — practical design, clear documentation and drawings that work for approvals, consultants and construction.
Building design and drafting services
Projects can range from straightforward documentation through to full concept design and working drawings.
Typical projects include renovations and extensions, internal alterations, decks, patios and carports, garage conversions, second-storey additions and new homes.
For smaller or clearly defined projects, the process can often be kept very simple. For larger renovations and additions, we generally work through a concept stage first before preparing the detailed working drawings.
Working with builders
LBD also works directly with builders who already have a project or design direction and simply need reliable residential documentation.
If you have sketches, existing drawings or a reasonably clear brief, send them through and I can usually let you know fairly quickly what is required and provide a fee.
Concept design
For projects that require design development, the first stage is about resolving the layout and overall direction before getting too far into documentation.
This generally includes a site measure where required, review of the relevant planning controls, concept floor plans and preliminary elevations, together with a limited number of minor revisions.
The goal is to arrive at a practical design that suits the house, the site and the way you want to use it.
Working drawings
Once the design is resolved, the project can move into working drawings.
Depending on the project, these may include dimensioned floor plans, elevations, sections, roof plans, site plans, demolition plans and other documentation required for the approval and construction process.
The drawings can also be supplied to engineers, certifiers, builders and other consultants as the project progresses.
A straightforward process
The process is deliberately kept simple.
You send through the project details and any existing plans or information you have. I review the scope, clarify anything needed and provide a fee proposal.
For most design projects we then move through two stages:
Concept Design → Working Drawings
Consultants such as surveyors, engineers, certifiers, planners and energy assessors can then be coordinated as required.
Fees
Fees depend on the scope of the project and the level of design and documentation required.
Straightforward residential documentation generally starts from around $3,000 + GST, while renovations, extensions and new homes are quoted individually after reviewing the site and project brief.
You’ll receive a clear fee proposal outlining the scope, stages and inclusions before work begins.
Ready to get started?
If you have existing plans, sketches, property information or even just a rough idea of what you're hoping to do, send it through.
I can take a look at the project, let you know what information is likely to be required and provide a fee proposal for the design and drawings.
